Alliance Group to build a Premium Complex in Tbilisi

Alliance Group – a leading Georgian construction and development company which has brought numerous innovative business models to the country – will construct a premium-class complex in Tbilisi. This will be the company’s first project in the capital. “Once the complex is finished, 49b Chavchavadze Avenue will become a new landmark of Tbilisi,” Alliance Group’s General Director and founder Akaki Songulia tells Property Georgia. According to him, the premium-class complex impresses with its scale and its exclusive architecture. The project consists of three towers, the tallest of which will be a 40-storey building consisting of premium-class housing, while the remaining two towers will include apartments and a hotel operated by Wyndham Garden – part of the world-leading Wyndham Hotel Group brand. “The sale of apartments is mainly to be conducted to non-residents, and the integration of Wyndham Garden into the complex is another proof that the project will be completed to highest international standards. The appearance of the international hotel brand is also important for Tbilisi, as it will turn Vake into the capital’s new tourist centre,” Songulia states. The General Director of Alliance, who has worked with international hotel operators in the past, points out that achieving impressive development of tourism in Georgia is a significant argument for foreign investors who have interest in the local hotel industry. According to Songulia, premium-class infrastructure at the premium-class complex includes the following: a 3-storey underground car park, a swimming pool, a fitness and spa centre, and a concierge service. He adds that both the infrastructural and the inner functional parts of the project include modern facilities, such as an alternative energy source, a technical room on each floor, card keys, etc. Alliance also provides financial stimuli for the tenants at the premium complex, such as free use of the lobby, shared spaces and elevator service.

The construction of the premium-class complex, the total cost of which exceeds USD 75 million, is due to be completed in 2019. Songulia expects demand on real estate in Tbilisi to increase further over the coming years. “Expectations are particularly high in the apartment segment. We have a wealth of experience in the development sector, and I firmly believe that the success story of the Alliance Group, which began 11 years ago in Batumi, is set to continue with the Tbilisi projects, the first example of which will be this premium complex,” he states.

Aside from the premium complex in Tbilisi, Alliance Group is carrying out two further large-scale projects in partnership with leading international hotel brands: Courtyard by Marriott will occupy the first six floors at the Alliance Palace in Batumi, while Ramada Resort will be represented at the 100-room hotel that is currently being built at the Goderdzi resort.

Alliance Group was founded in 2005, and was the first company to build a modern residential house in Adjara. It implemented the aparthotel business model in Georgia, and was first to integrate an international hotel brand in a multifunctional complex. Over the last 11 years, the company has invested more than USD 200 million on the local real estate market.
