The lake, that was the gulf of the Black Sea several thousand years ago, attracts tourists interested in bird-watching but also its interesting place to see due to unique and specific beauty of swamps, especially in the autumn with snowed Caucasus Mountains and beautiful colors of ecosystem around the lake.

- In your assessment, how attractive is the Georgian hospitality sector for the investors today, and what unique investment value is created by your hotel/destination specifically?
Georgia’s tourism industry has achieved a remarkable growth over the past decade. Due to the high demand and occupancy rates, the number of international brand hotels is rapidly growing in Georgia. Georgia offers considerable potential to develop beach resorts, medical and wellness destinations, winter-ski resorts, and four-season destinations. To further support the growth of the sector, the Georgian Government introduced a new incentive program for the hotel industry development in the regions of Georgia. New instruments include co-financing of interest rates for new projects, franchise/management contracts, consulting services. Over the last 7 years, the occupancy rate for all types of hotels has been approximately 65%. Growth of key performance indicators, such as Average Daily Rate (ADR) and Revenue Per Available Room (RevPAR), hotel occupancy rates confirm the attractiveness of investment opportunities in the hospitality and real estate sector of Georgia.
As to our hotel, our main forecasts which we aim to achieve is:

Which is quite achievable even though hotel is seasonal, cause we offer different facilities to our guests which is needed for conferences, relaxation, medical treatment etc.
- What is your hotel’s occupancy rate, and to what extent did your facility create a new tourism attraction destination in Grigoleti? Which countries do your guests come from?
Grigoleti location becomes more attractive as nearby black sea coast Batumi, Gonio has been developed. New construction permits in fist line is not issued any more. Therefore, we see construction boom in Kobuleti and Shekevetili Regions. Next phase is Grigoleti, which is 7 km away from Kobuleti and only populated area after Poti, it is the only place free for developments and new investment opportunities, which has greatest potential and is considered to be the most attractive and right time investment. After Poti City, nearest locations are near Abkhazian border, which are not interesting areas currently for new investments. We see wide range of tourists in this region, both from EU and Asia. Hotel is mainly for leisure tourists, but as described above, hotel is located in the very center of 2 main airport of Georgia so we have different business visitors from different countries. Hotel offers, delicious food from Georgian cousin, health relaxation procedures, and sea view rooms, conference rooms etc. Facilities completely meet with all category guests expectations.
- To what extent does your hotel meet the latest wellness standards?
Unique location of hotel, make attractive for Medical Tourism Development.
Besides its natural characteristics: Sandy beach has very popular medical attraction. The sand is dark rather than blond. It is believed that the sand at these beaches are good for treating cardiovascular diseases, nervous system problems, paresis, rachitic, and musculature diseases. The pine forest that starts right behind the beach makes the climate immensely pleasant, Hotel can offer visitors different Medical Wellness procedures. There is perspective to implement sand baths and Thalasso therapy procedures.
- How diverse is the infrastructure at the hotel? What kind of restaurants are there at the facility, and what kind of cuisine is on offer?
